Home Inspection Pre-Inspection Agreement for
Illinois: Written specifically to comply with State of Illinois
requirements for pre-inspection agreements, this agreement follows the
Illinois Standards of Practice,
68 Ill. Admin. Code
1410, Sec. 1410.200, but also incorporates
the ASHI Standards of Practice (the Illinois Standards of Practice
must be followed by law, but they are weak and other standards may be
followed as long as the Illinois standards take precedence). This
document is conveyed to you via email
as a Word document,
so it can be easily edited on most computers with a Windows operating
system, including changing the ASHI
reference to NAHI, NACHI or other association standards (we
recommend that changes only be made by a qualified attorney in
Illinois). It
fits nicely on the front and back

other than Illinois or Indiana: We can have a contract
specifically written to comply with the requirements of your
state for
pre-inspection agreements, if your state requires you to have a
license. While the content will be quite similar to those described
above for Illinois and Indiana, requirements vary from state to state
so there will undoubtedly be differences in the contract for your

Light Commercial Inspection Agreement:
Written specifically for light commercial
inspections.
Defines a Walk-Through
Survey in accordance with the ASTM E 2018 Standard Guide for Property
Condition Assessments, excludes sections 7 (Document Review and
Interviews) and 9 (Opinions of Probable Cost to Remedy Physical
Deficiencies) of ASTM E
2018, excludes the Americans with Disabilities Act. Includes an
extensive list of items not included in the Walk-Through Survey.
Defines "Due Diligence" in detail and excludes it. Advises the client to
get a Phase One Environmental Assessment.
Includes the “usual” contract
items: limitation of liability, interpretations, assignment,
attorney’s fees,
use by client, etc. Fits on the front and back of a
single 8 ½ x 11 sheet of paper. Sent to you via email as a Word
document, which allows you to easily add your company information or
make other modifications as you wish (although we recommend that
changes only be made by a qualified attorney in your state).

Waiver of Lien: For use when settling an inspection issue with
a client by paying them money (whether you call it a
refund of the inspection fee doesn't matter, it's still a payout). The
client must sign this document and have it notarized before you write
them a check, which then protects you from any future complaints or
claims that the client may have.
This waiver also protects you from claims brought by their successors
or heirs. Purchasing this document
entitles your company to unlimited use of this document, but you may
not provide or sell it to anyone else.
